Welcome to Tina's Little House on the River, our amazing crystal clear waterfront property provides the ultimate vacation getaway. If location is important to you, then this is the place to be. This 2 story, 2 bedroom, 1-1/2 bath home (sleeps 6) sits directly on the beautiful Weeki Wachee River and is within walking distance to the local beach (Rogers Park),restaurant (Upperdeck), and the marina. Just a few minutes from the house is Pine Island, another popular local beach, also hiking trails and many restaurants to choose from in 1 to 5 miles from the house.
This property offers guests a wide range of entertainment; from bringing your own boat and launching it at Rogers Park boat ramp(1 block from property)and tying it to the private floating dock at the property, or use the paddle board, canoe or kayaks(that I provide)to explore upstream to Hospital Hole and beyond to the springs, or downstream to the Gulf of Mexico.
If the river life is what you're seeking to experience, look no further ..... take a seat, relax and let the river wash away your cares. Enjoy watching the kayakers paddle by and looking for manatees swimming below them. The manatees truly are gentle giants and seeing them up close and personal is an experience you'll never forget.

RENTAL AGREEMENT TERMS
Prospective Guest must agree to abide by the terms of our Rental Agreement as a prerequisite to Owner confirmation of booking request. The full Agreement is listed below and by making a booking request, Guest accepts all Agreement terms and conditions.
This property is a 2 bedroom 1.5 bath with a sleeper sofa downstairs (sleeps up to 6 adults) minimum age of primary renter is 25. Max guests 6 and requires a 2 night minimum.
1 pet is allowed with owners consent and under the weight of 25lbs and must be non-shedding. This will require a non-refundable pet fee of $100.
Damage deposit -
Refundable $300 Is required and will be refunded after house has been thoroughly inspected on day of departure.
We require 50% deposit of total to be charged at time of reservation and to hold requested dates then the remaining balance will be charged 14 days before arrival date.
We accept Venmo, Zelle , check or cash.
Cancellation policy;

✓ 100% refund if cancelled 30 days before check- in date.

✓ 50% refund if cancelled 14 days before check-in date.

✓ Less than 14 days no refund. Based on weather conditions; no refunds will be given for inclement weather unless a mandatory evacuation has been issued. *Note; that there is no fencing between the river and property. *Note; steps leading to the upstairs are steep and could be an issue for children and individuals with difficulty walking or climbing and is not wheelchair accessible. No parties allowed without owners consent. No early arrivals or late departures are allowed without approval of the homeowner.

For additional information or pictures about the house you can check it out on vrbo#872889 This home is privately owned; the homeowner is held harmless and indemnified from and against all loss, injury, or damage occasioned by use, misuses or abuse of any part or of fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the guest, his/her guests or invitees. The homeowner is not responsible for any accidents, injuries or illness that may occur while on the premises or its facilities. The home owner is not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Lastly, please be kind to our home - treat it as if it were your own.
